Looking for reviews on tank-less water heaters. I hope to get one when our water heater finally gives out (I don’t think it will be long).

The heater is less than 10 years old. It was drained when water was shut down for winter and refilled four months later. There was no water problem before this. Is currently beening drained weekly to lessen brown water. We have very hard water, but have never encountered this before. Also causes itchy skin.
Does lever in the T&P valve in a Hot Water Heater Tank needs to pop out?…I mean when the valve needs to work, does the little lever need to move in order for it to work?..The reason I am asking this is because one of the T&P valve of my hot water tank is so butting so close to a ductwork. There is no space to move the lever or test it. Thank you again.

My water gets extremely hot. If I ask my apartment manager to turn down the temperature on the water heater, will that cause the water to take longer to get hot or does it not have any effect on that?

I live in an apartment pretty old and the smell is around the water heater and in the bathroom only. The bathroom is right next to the water heater.
We’ve had our past water heaters elevated off the floor on three bricks. It seems to be unsteady when it’s empty. I suggested that we not use the bricks and put it so the whole bottom is resting on the floor. However it is not level. Is that necessary?
