The outside measures 54 inches high and 70 inches circumference which calculates out to 90 gallons. It can’t be that big, can it?

A three bath house requires a minimum of 50 gallons.

Read the label on your water heater. It is on the same label as the Model number and Serial number.
One thought would be, to install a tankless water heater in its place. Tankless water heaters are more energy efficient and also have a longer life then conventional water heaters.

No, as it probably has a couple of inches of insulation jacket wrapped around it. Common sizes for whole house models are 30, 40, 50,85, and 105 gallons. 50 gallon Super insulated plastic jacket models {Marathon model made by Rheem} are the same size as a basic 85 gal , due to the extra insul, so it’s hard to tell by looking at the outside. Under 1 of the cover plates should be the model and capacity info.
    My electric Kenmore12 is a 50 gallon, it has a 59″height and a 72 inche circumference. I’m guessing yours is a 40 gallon.
