Why Does Water Heater Relief Valve Is Leaking?

My water heater is 7 years old and the pressure relief started to leak. I tried flushing the water heater, and lowered the water temperature, but it’s still leaking.

    Flick it a couple times and see if it’ll reseat and stop leaking. If it doesn’t, replace it.

    If its leaking it is has either started to go bad or the pressure inside it is high enough to open the relief valve. You can replace the valve, cant be over $15.

    You’ve got some scale buildup in the valve, not letting it close. About the only thing you can do is take the valve off and clean it with some Lime-away or C.L.R. or something like that that takes away rust and lime deposits. I’m not sure where on your heater the valve is located, but the best way to do it is to shut the water supply off to the heater(that may involve shutting off your house water supply) Shut the power off to the heater(and gas if it’s a gas fired type) and drain down so water no longer comes out the valve. Then basically Just take it off, clean it with a cleaner-but before you put it back on check to see if there’s any damage(cracked rubber gaskets, cracks in the valve itself, O-ring bad…etc) and if there is replace the valve totally.

    It is clogged or has rust & lime in it if it does not open & close without leaking, It’s time to buy a new one. You can get these at a plumbing supply or DIY store.

    tom your unit may be out of date sorry to say
    but you can replace this valve. turn off the tank let it cool down ,and open this valve, all the way .
    you should hear a hissing noise, then it should stop,
    undo it , and replace it .

    It may drip a bit(1-2 cups) aftery it was opened but should stop after the water is done running down the tube.They are so rarely used-like never-that when you “work” them there is scale and corrosion that gunks up the workings inside. LIGHTLY bang on the edge of the valve NOT the little lever and it should stop if not open the valve and let it flow for a few seconds(it will be HOT so be careful) then it should stop, if not try tapping on the side of the valve again. If that does not do it they can be replaced fairly inexpensively.
